Karma Development is excited to announce their plan to build a 68 unit 5 story luxury condo development . Located on the south west corner of the Asper Jewish Community Campus, the development is to be known as 139 Tuxedo. "This will be the first new condo development in North Tuxedo in over 20 years, and the location is second to none” says Miles Kraut, President and co-founder of Karma Development.
In addition to being close to the Asper Campus, 139 Tuxedo is in close proximity to Assiniboine Park/Zoo, riverside paths along Wellington Crescent, and Tuxedo Shopping Centre . "139 Tuxedo is a perfect location," says Marc Kipnes, the other co-founder of Karma Development and its chief financial officer.
The Asper Campus put out a request for proposals for the site and Karma Development's bid was chosen over 8 others. "We definitely wanted to be the ones to build this project and ensure the highest quality development," says Kraut.
Since the site is a designated heritage site, the exterior will feature limestone and Manitoba stone, similar to the exterior of the Asper Campus building.
During pre-construction sales condo buyers will receive a free membership to the Rady JCC, just a stone’s throw away. The facility offers a state of the art fitness centre pool and gym.
Kraut anticipates that the condo development will be very attractive to both empty nesters and young professionals. As Kraut notes, the condo development will be very attractive to grandparents who have grandchildren enrolled at the Gray Academy. "Grandchildren can easily go over to Bubby and Zaida's after school. Bubby and Zaida pick them up after school. Additionally condo buyers have easy access to the variety of great programs going on at the Asper Campus throughout the year , be it musical concerts to film festivals . I think there will a real synergy between 139 Tuxedo and the Asper Campus," Kraut says.
"There are 13 different floor plans ranging from a 815 square foot 2 bedroom, to a much larger 2300 sq ft condo. We have something for everyone, from young professionals to empty nesters ,to those who are upsizing or downsizing. 139 Tuxedo has it all," Kipnes told the Winnipeg Jewish Review.
The condos will range in price from $270,000 to $1,000,000. Kipnes says that there are 20 condo units in 800- to 900-square-foot range,priced from $270,000 to the mid $350,000 , to accommodate all budgets. "For example, this type of condo unit will have strong appeal to young professionals who have extended family living in Tuxedo, and want to be close by their family, " Kraut explains.
The condo complex will be built with steel and concrete. Kraut and Kipnes emphasize that the standard features of every condo unit at 139 Tuxedo will have the top quality finishings. Finishes will include: engineered hardwood flooring, quartz countertops throughout, gas cook tops/ranges, stainless steel appliances , over-sized showers, heated porcelain tile ensuite floors, and much more. "All of the ceilings are 9 feet high and 10 in the penthouse," Kipnes adds.
"Everything will be top quality, minimizing the need for upgrades, but if a person wants to further upgrade they certainly can" Kipnes notes.
"All corner units will feature floor to ceiling curtain wall windows," he adds, and the large windows will afford residents with the best views possible. In addition, all bedrooms will offer over sized windows.
Karma has already begun building a presentation centre which will be opening in mid-November. "It will feature a full-sized 1600 sq ft replica of one of the condos. “Buyers can see exactly what they’ll be getting and will get a feel for the space," Kraut says.
Kipnes adds that each two bedroom condo unit will have availability of two indoor parking spots. Specifically there will be there will be 106 indoor heated parking spots, 17 outdoor covered parking spots, 27 uncovered outdoor spots, and ample visitor parking.
Both Kraut and Kipnes have strong ties to the Tuxedo area, and Kipnes says, "We are going to make sure this will be our signature building and an iconic Winnipeg landmark and we can't wait to get started."
Construction of 139 Tuxedo is scheduled to begin spring/ summer 2017, with possession being planned for summer/ fall 2018.
"We anticipate that pre- sales will begin this November once our presentation centre is complete," Kipnes says.

Both Kraut and Kipnes are certain that there is great demand for this project. "This is evidenced by the fact that to date we already have over 200 registrations via our website," Kipnes says. "We expect this project to sell out quickly."

In the last decade Karma has built six condo projects in Winnipeg, totaling over 700 units.
The site has been vacant since 2014, when it used to be a former provincial government office building which was was demolished to allow for a new multi-family development.
